Variances required for lot area 40,000 sq. ft. required, 34,620 sq. ft. +/- provided; front yard parking requested, where parking permitted in side and rear yards [all parking to be in the front yard]; two lighted signs proposed at 25 sq. ft. for each sign on the  building façade; where Ordinance provides  one lighted sign on each building façade with 150 ft. of street frontage, the total area of the sign shall not exceed 10% of the area of the face wall upon which the sign is attached, or 50 sq. ft., whichever is smaller. The building frontage is 98 ft. in length along the façade of the proposed building that faces the street; variance to allow disturbance of steep slopes in southern portion of site. This application is carried with no further noticing from the June 20 public meeting, with time waived through August 31, 2007, for the applicant to meet with the Board’s engineer and to resubmit plans.
