(Preliminary and final major site development with use variance and variances for expansion of an existing training center and a maintenance garage and place two temporary trailers for use as office and classrooms during building construction. A 75 sq. ft. free standing sign and a 52 sq. ft. wall amounted sign are proposed, both of which exceed the maximum permitted in the “LI” zone; sign set back 15 ft. where 50 ft. minimum required; directional sign for truck deliveries proposed and variances may be required. A 15,000 sq. ft. +/- addition proposed to be added to existing building of 7,660 sq. ft.; 2,048 sq. ft. maintenance garage to be added and increase in parking spaces from 38 to 82. Note that applicant has revised plans: proposed stalls reduced to 53; traffic study to be conducted and provided; requesting waiver from locating and identifying all trees with caliper of 8 inches or more; elevations of the building have been changed; additional landscaping to be provided along the street frontage and around the southern and western perimeter of the parking lot; two rows of tall trees proposed along the road next to the building; truck delivery sign revised to 2 sq. ft.; environmental impact statement revised; conservation easement revised to include critical areas of the property; proposed lot consolidation, existing 6 ft. chain link fence to be relocated outside of any conservation easement; maintenance and upkeep plan, schedule and agreement provided; grading, profiles and cross sections revised; reduction in amount of proposed wetlands to be filled; sanitary utilities upgraded, among other issues to be reviewed and discussed. This application is carried for additional testimony from the May 11 public meeting and from the June 8 public meeting when the Board did not have a quorum)
